Tenant Placement
Property Specific Management has a proven advertising and marketing plan to help you attract more tenant prospects to your property. Our experienced team members prequalify the prospects and personally show your property, saving you time and helping you find a qualified Tenant.
Management Only
Property Specific Management understands that you may already have a tenant in your property or you have already found a tenant to lease your property and you are looking for management services. Our Team is ready to help you by managing them.

Marketing the Property
Dedicated Property Manager
During the leasing process you will work with a Property Manager, who will get the property priced, marketed and leased in a swift timeframe. During this time, you can expect us to give you a detailed comp study to price the property. Next, we will make any recommendations for the property and then have our photographer shoot. The property will be marketed on all digital channels and through many of our Industry partners. We will immediately begin showing it to prospective tenants, answering potential tenant questions and communicating with you. Our team will ensure that your property is presented in its best light online and in person to get you a great tenant.
Professional Rental Market Analysis
Pricing the home correctly is one of the most important factors in getting it rented quickly. Overpricing the home will cause the property to rent less quickly, costing you time and money.We start with a competitive rental price analysis which combines market data with our professional knowledge of current market conditions to give you the most accurate rental price possible. This will get the home rented quickly and for the most that the market will bear.
Professional Photos and Video Tours
If your property doesn’t look good online then prospective tenants will not want to want to come view it in person. We take professional photos and video tours of our homes - In our experience properties that have professional photos get rented much faster.
Online Advertising Exposure
We market your property through our integrated Property Management software and the Doorify MLS. We syndicate the listing out to over 40 websites, including all the popular rental sites like Zillow, Realtor.com, Apartments.com, and Trulia. Additionally, our team advertises on social media platforms and in local community groups.
Tenant Screening
Our high quality tenant screening process digs deep. Our screening process takes a comprehensive look at the overall applicant. We gather extensive information on the following:
- Credit check
- Employment verification
- Debt to income ratios
- Eviction history check
- Criminal history check
- Previous landlord calls
Rent Collection
We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster.
Rent is due on the 1st of the month and late on the 6th. If a tenant has gone beyond the grace period of the lease, we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. If we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.
Maintenance
Our team handles all maintenance and emergencies during business hours. If an issue arises after normal operating hours, we have a 24/7 maintenance answering service to handle emergencies.
We strive to protect your investment and ensure it is maintained in the most cost-effective manner, while keeping your tenant as happy as possible.
Our team does a full walk-through upon possession and at the end of the lease term.
Financial Reporting
We track your financials and report to you monthly through our secure, advanced and fully automated accounting system.

Our fees are competitive + straight forward
- $100 one time initial set up fee for each new unit
- 9% monthly fee (minimum of $100/month) while property is occupied
- No monthly management fee when property is vacant
- ½ month finder’s fee for tenant advertisement, selection and placement
